Your questions about new roof snagging in East Chiltington
Do you cover East Chiltington?
Yes. We survey roofs across London and South East England, and East Chiltington is part of that. You can phone 07833 053749 or send us an email with the address and a few details.
Do you cover smaller places like East Chiltington?
Yes. East Chiltington is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Can you inspect the roof on a new-build home?
Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photos for you to pass to your builder.
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
What’s the best way to book?
To book, ring 07833 053749 or use the contact form and tell us the address and what you want to find out. We will confirm the price and find a day that suits.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
About our new roof snagging in East Chiltington
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a written report with photos to share with your roofer. Common reasons to book are gaps at new flashings and signs of condensation in the roof space, across flashings and valleys, replacement roofs and new flat roofs.
Some older homes in villages like East Chiltington are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report records the new roof as we found it on the day. It’s useful straight away, and a good reference for later.

- Legal advice on your contract
- How the roof will perform for years to come
- Fixings and underlay hidden under the coverings

How it works
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. For a village or hamlet like East Chiltington, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can safely be seen.
- Flashings, valleys, gutters and visible underlay at the eaves are looked at.
- The loft space is looked at where safe, along with any mess or damage left after the work.
- We send a photo-illustrated written report of each snag.
Getting ready for the survey
- Tell us about parking before the day
- Have keys ready for side gates, garages or roof access doors

Advice
What happens if roof problems are left?
It’s easier to get snags sorted while money is still owed. After the final payment, getting them back can take longer. A snagging report gives you something specific to raise. Older cottages and farmhouses around East Chiltington can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Tips from our surveys
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Keep the contract and invoices together
- Diary the defects period end date
- Book snagging before the final payment
- Check lower roofs and walls after scaffolding comes down
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.
File the contract, invoices and warranty papers in one place. The report belongs with them.
How the survey changes by roof type
Flashings
Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.
Ridges, hips and verges
Verges are easy to get wrong and get a close look.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
