New roof snagging for homes and businesses in South Chailey

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the roof and around the property. The findings go into a written report with photos to share with your roofer. We are independent of the roofer who did the job. We survey loft conversions and dormers, replacement roofs and ridges and verges, and people most often book us about underlay ending short at the eaves and cracked lower roofs or marked walls after the work.

Somewhere as small as South Chailey, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

South Chailey: your questions answered

Is South Chailey in the area you cover?

Yes. We survey roofs across London and South East England, and South Chailey is part of that. Just phone 07833 053749 or send us an email and let us know about the property.

Will you come out to South Chailey?

We do. Villages and rural addresses get the same survey as a town house.

Do you look in the roof space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

How soon after the work should I book a snagging inspection?

Before the final payment is best so snags can be raised while the job is still open. If that is passed, book before any defects or warranty period ends.

Can you settle a dispute with my builder?

No, we report on the roof and don’t take sides. Disputes are between you and whoever did the work, and you may want legal advice for that.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Landlords, agents and block managers in South Chailey

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • Basic, Standard or Premium

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Helping us price your survey

These details help when you contact us:

  • Access details, like a loft hatch or a shared roof
  • Any marks or damp showing indoors
  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage

We confirm the price for your roof before booking, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Leave it or get it looked at?

Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. In a small place like South Chailey, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you need to know.

New roof snagging around South Chailey

Anne of Cleves House, about 5 miles south, is one of the historic houses in the wider area around South Chailey. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Signs you need new roof snagging in South Chailey

Most homeowners cannot get a good look at their new roof. Without an independent check, you’re relying on what can be seen from the ground and you may be asked to pay anyway.

Signs worth acting on include:

  • Loose or badly finished ridge tiles
  • Missing or blocked roof ventilation
  • Poorly finished verges
  • Loose flashings at walls or chimneys

Landlords with a home close to Plumpton station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What a roof survey includes

The survey, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for most houses, and about three to four hours for a commercial roof. Older rural homes like those around South Chailey can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • For flats, check roof access has been agreed
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Advice

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
