Pre-purchase roof survey in South Chailey: what you get

A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. Common reasons to book are patch repairs that may hide an ongoing problem and gutters choked with leaves and moss, across flat-roofed extensions and dormers, the roof space and clay and concrete tiles.

Some older homes in villages like South Chailey are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Why act early in South Chailey

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. Around South Chailey, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

When you need someone else

It’s a careful look at the roof, not the whole story. The main limits are:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • Lead flashings and valleys
  • The roof space
  • Chimney stacks
  • Natural slate
  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers

What affects the price in South Chailey

The price reflects the time and kit the roof needs. The main factors are:

  • The use of thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access
  • Which survey package you book

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

We’ll usually ask about:

  • The address and postcode of the property
  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.

South Chailey homes and their roofs

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. For a purchase or a newly finished roof, the materials decide which details matter most. The wider area around South Chailey has a long history of building, with Anne of Cleves House about 5 miles south. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

South Chailey questions

Do you cover South Chailey?

We do. The survey and report are the same in South Chailey as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in South Chailey?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Will you climb onto the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, phone 07833 053749 or email us.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

What we do, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it usually takes between one and two hours at most homes, or half a day or so for a commercial building. Cottages and farmhouses around South Chailey often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Leave side gates unlocked
  • For a flat or shared roof, check access with the building owner or managing agent
  • Mention any parking restrictions on your street

How to book

Advice

Common roof problems in South Chailey

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, especially when they’re only visible from an upper floor.

It is worth booking a survey if you’ve seen:

  • Loose pots and cracked flaunching
  • Gaps where slates or tiles have come loose
  • Roof slopes that look uneven or sagging
  • Damp timbers or stains in the loft

Landlords with a home close to Plumpton station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the price includes VAT
