Pre-purchase roof surveys for South Street homes and businesses

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like South Street, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • Make sure we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property

About our pre-purchase roof survey in South Street

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Common reasons to book are loose pots and cracked flaunching and quick fixes on flashings and valleys, across clay and concrete tiles, the roof space and chimney stacks.

Older buildings in small places like South Street may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Why act early in South Street

Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. For older village homes like those around South Street, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

Why book us in South Street

  • Over 5,000 surveys carried out

Take a look at what a roof survey costs and what we found on two real jobs.

Different roofs, different checks

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

South Street: your questions answered

Is South Street within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is South Street in the area you cover?

Yes. We survey roofs across London and the South East, and South Street is part of that. You can phone 07833 053749 or use the contact form with the address and some details.

Do you go up on the roof?

Where it’s safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can I use the report to negotiate on price?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We cannot promise how the seller will respond.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A structural engineer’s report
  • Confirmation of asbestos in cement sheets or soffits
  • Anything beyond the roof, which a full home survey covers

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

South Street homes and their roofs

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you live in an older home near The Parish Church of St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What we are asked to look at in South Street

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Common reasons to book include:

  • Damp timbers or stains in the loft
  • Chimney mortar that has eroded
  • Patch repairs that may hide an ongoing problem
  • Gutters that overflow or drip at the joints

If you own a rental within reach of Plumpton station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • Their insurance cover
  • What exactly goes into their report
  • Whether VAT is in the quoted price
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Before and after the survey

Over many surveys, some simple habits stand out:

  • Ask the agent to check the loft hatch can be opened
  • Watch for stains or fresh paint on ceilings below the roof
  • Arrange the survey as soon as your offer is agreed
  • Check the lease for roof repair responsibilities

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
