Roof leak investigation in South Street
On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We look at the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey flat roof details, valleys and parapet gutters and rooflights and dormers, and common reasons people get in touch are leaks that appear only in driving rain and water coming in around a roof light or dormer.
Roofs in small places like South Street often stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why it is worth a survey now in South Street
Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. We find the probable source before anyone starts work, so the repair is aimed at the right place. For older village homes like those around South Street, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
All our prices include VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for your roof before booking.

How the survey changes by roof type
Valleys
A valley leak can appear well away from the valley inside. From inside the roof space, we follow the water’s route back.
Parapet and box gutters
Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.
Roof leak investigations in South Street: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. The covering and its details give the first clues when tracing where water is coming from. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.
For site and facilities teams at buildings such as Chailey School, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as The Parish Church of St Peter, lead flashings, valleys and old chimneys are typical places for water to get in.

How we price roof leak investigations
Prices always include VAT. The things that change the price are:
- Features like valleys, chimneys, dormers and parapets
- Extensions, dormers and garages with roofs of their own
- Whether you choose the Basic, Standard or Premium Survey
- If the survey needs thermal imaging or a drone
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Booking your survey
You don’t need to know any roofing terms. Just tell us:
- The style of property, from a terrace to a block
- Any deadline, such as an exchange date
- Pictures of the roof from a safe spot, if you have them
- The property’s address and postcode
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us.
Do you need a roof leak investigation in South Street?
A chimney stack has lots of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.
Here are some of the things we see often:
- Wet patches high on an inside wall
- Leaks at a dormer or roof window
- Leaks below a flat extension roof
- Brown rings on upstairs ceilings
If you own a rental within reach of Plumpton station, a tenant living with a leak needs the cause found, not just the stain painted over.

FAQs for South Street
Will you come out to South Street?
Yes, South Street is on our map. Villages and rural addresses get the same survey as a town house.
Is South Street in the area you cover?
We do. The survey and report are the same in South Street as anywhere else.
Can every leak be traced?
Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.
How long does the visit take?
It usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What’s the best way to book?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like South Street, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we check the stain and the ceiling around it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
Before we arrive
- Make sure the loft hatch can be reached
- Let us know about parking near the property
- If you’re buying, let the agent know when we are coming

Advice
Tips that help
There is plenty you can do without going near the roof. What helps most:
- Let us know about any past repairs to the roof
- Put a bucket under the drip and move valuables
- Tell us if there are tanks or pipes in the loft
- Leave roof access to professionals
The report gives whoever carries out the work a clear starting point. They’ll see exactly where the problem is, so the repair is aimed at the cause.
Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
