Why it’s worth a survey now in Plumpton Green

Lingering damp encourages mould on ceilings and walls. Once mould takes hold, it’s harder to clear. Stopping the water is the first step. Around Plumpton Green, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it’s left.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

About our roof leak investigation in Plumpton Green

We investigate roof leaks in Plumpton Green and across London and South East England. Surveys are carried out on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it is leaking right now, contain the water and keep it clear of electrics, then call 07833 053749 or email us to arrange a visit. We survey rooflights and dormers, the roof space and chimney stacks, and the problems we are asked to look at most are a leak that comes and goes with the weather and wet patches high on an inside wall.

Being in a small place like Plumpton Green makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

Where we can’t see part of the leaking roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we look for on each type of roof

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Write down the wind direction and rain when it leaks
  • Mention earlier attempts to fix the leak
  • Mention any plumbing above the damp area
  • Photograph the stain each time it appears

Your report arrives by email. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

Plumpton Green questions

Is Plumpton Green in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Plumpton Green listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you take photos of the roof?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

How long will you be at the property?

On site, it typically takes about 1–2 hours for a house, and more on a big or complicated roof. Report times depend on the package.

How much is a survey?

Roof leak investigation starts from £150, including VAT. You will know the exact price before booking. For a price, phone 07833 053749 or send us an email.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you fly a drone over my roof?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

Leaks and storm damage in Plumpton Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

For landlords with property near Plumpton station, a tenant living with a leak needs the cause found, not just the stain painted over. The streets around a church such as All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Plumpton Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey will not do:

  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks
  • What’s under the covering or behind the plaster

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Rooflights and dormers
  • Flat roof details
  • Valleys and parapet gutters

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. In a small place like Plumpton Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. We email a report with photos, the likely entry point and recommendations.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • If it is not your property yet, arrange access through the agent

How to book

Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.
