How a gutter survey works in South Street

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Typical surveys look at leaks at the gutter joints and soffits marked by water, on valley gutters, downpipes and parapet and box gutters.

In a village or hamlet like South Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, like when you want to compare after future work.

Why act early in South Street

Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. For an older or listed building in a place like South Street, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

What affects the price in South Street

The price reflects the time and kit the roof needs. The main factors are:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium

Our price is from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

What to tell us when you get in touch

Here’s what helps us most when you contact us:

  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode

A quick phone call is normally the easiest start: phone 07833 053749 or send us an email. The price is agreed before a date is set.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Book gutter clearing once a year, more often near trees
  • Watch for green marks down the brickwork
  • Leave gutter checks at height to someone equipped for it
  • Watch the gutters during heavy rain

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

When you need someone else

Before booking, it’s worth knowing what a survey won’t do:

  • Pipes below ground level
  • Blockages deep inside downpipes
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

South Street homes and their roofs

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Chailey School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Plumpton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

South Street: your questions answered

Is my home in South Street listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to South Street?

Yes. South Street is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Will you go up on the roof?

Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

What happens on the day

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around South Street, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Jot down any questions you want answered
  • Note where any stains or damp appear

Advice

When to book a survey in South Street

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

People usually book a survey when they’ve noticed something like this:

  • Blocked outlets and hoppers
  • Overflowing eaves gutters
  • Gutters full of debris and silt
  • Brackets that have dropped or snapped

Take an older house close to The Parish Church of St Peter: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Which limits apply to the survey
  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • What happens after the report arrives
