Chailey Gutter Survey

Wondering about the gutter at a property in Chailey? We carry out gutter surveys in Chailey and across East Sussex.

  • Dripping or leaking gutter joints
  • Overflowing eaves gutters
  • Overflowing valley or parapet gutters

Need a gutter survey in Chailey?

Leave it or get it looked at?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, frequently in the heaviest rain. It is worth having these gutters looked at before the wetter months. Older cottages and farmhouses around Chailey can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

How a gutter survey works in Chailey

We carry out gutter surveys in Chailey as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. Time on site typically takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. The written report follows, with photos and recommendations. If you’ve noticed choked outlets or hopper heads and rotten fascias or stained soffits, we can find out what’s behind it, on valley gutters, eaves gutters and parapet and box gutters alike.

Older buildings in small places like Chailey may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Common roof problems in Chailey

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

Things that frequently lead to a survey include:

  • Valley or box gutters that overflow inside
  • Sagging gutters and loose brackets
  • Water spilling over the gutter edge
  • Blocked outlets and hoppers

Take a building like Chailey St Peter's Church of England Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • How soon the report will arrive
  • What follow-up you get after the report
  • Whether the loft is part of the inspection

Common questions in Chailey

How do I find out if my home in Chailey is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Chailey within the area you cover?

Yes. Chailey is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey typically takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Chailey needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. The findings are written up with photographs and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Tell us about parking before the day
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. We look at what’s visible and note what is not.

What a gutter survey looks like in Chailey

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If your home is one of the older ones in the streets near The Parish Church of St Peter, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Plumpton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
