How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two for most homes, depending on how many separate roofs there are. Around Chailey, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building
  • Have keys ready for side gates, garages or roof access doors

Getting a price

We confirm the price for your roof before booking, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

Roof survey in Chailey

We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed torn or sagging underlay and slipped, cracked or missing slates and tiles, we can find out what’s behind it, whatever the roof.

Somewhere as small as Chailey, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

What we’re asked to look at in Chailey

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

People typically book a survey when they’ve noticed something like this:

  • Loose ridge or hip tiles
  • Leaning or weathered chimney stacks
  • Gutters that overflow in heavy rain
  • Valley linings that have cracked or split

Take an older house close to The Parish Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first.

Before booking anyone

  • Is there a chance to talk the report through?

What to expect from a roof survey

What a roof survey does not cover

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them. Older cottages and farmhouses around Chailey can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

All our prices include VAT. Roof survey starts from £150, including VAT. You will know the price for the job before booking.

Why us?

  • Insured for professional indemnity and public liability
  • Package prices that include VAT
  • Two decades and more of roof surveys
  • Drone flown under a CAA Flyer ID and Operator ID

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.

Your questions about roof surveys in Chailey

Does a conservation area affect roof work in Chailey?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Chailey?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How much does a roof survey cost in Chailey?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and doesn’t include calculations.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or send us an email.

Roofs, chimneys and gutters in Chailey

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you look after a building like Chailey St Peter's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Plumpton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
