Roof survey in North Chailey

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. Common reasons to book are water stains on rafters and ceiling joists and leaning or weathered chimney stacks, across the roof space, natural slate and lead flashings.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Why it’s worth a survey now in North Chailey

It is easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a place like North Chailey, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What a roof survey looks like in North Chailey

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For landlords with property near Plumpton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Chailey Heritage School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of Our Lady: old fixings, lead flashings and tall chimneys are typical of older roofs.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Move stored items away from the loft hatch
  • Do not climb onto the roof yourself
  • Let us know about past leaks
  • Keep a record of damp patches and dates

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. It usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a village or hamlet like North Chailey, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the loft space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Make sure the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

Advice

Your questions about roof surveys in North Chailey

Do you cover smaller places like North Chailey?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in North Chailey is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.
