Common questions in South Street

Do you cover smaller places like South Street?

Yes, South Street is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Plumpton station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Do you go up on the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What does a roof survey cost?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

How a roof survey works in South Street

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed cracked mortar along the ridge and debris building up in roof valleys, we can find out what’s behind it, whatever the roof.

In a village or hamlet like South Street, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

What we look at

  • Lead flashings
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks

How we price roof surveys

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

Before you get in touch, it is useful to have:

  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

When to book a survey in South Street

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Leaking gutter joints and downpipes
  • Leaning or weathered chimney stacks
  • Worn lead at chimneys and abutments
  • Loose ridge or hip tiles

If you own a rental within reach of Plumpton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What to check before booking

  • What happens after the report arrives
  • Their track record with similar roofs
  • Whether VAT is added on top
  • Their report turnaround times

What a roof survey includes

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near South Street can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • Let us know where we can park nearby

Advice

South Street homes and their roofs

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Anyone responsible for a site like Chailey School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near The Parish Church of St Peter, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why it’s worth a survey now in South Street

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Older cottages and farmhouses around South Street can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

Why us?

Should I look at the roof myself first?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
