Landlord roof survey in South Street

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely, along with the loft space where there’s safe access. We survey gutters and downpipes, shared roofs and flat roofs on blocks, and the problems we’re asked to look at most are parapets and upstands in poor repair and leaks into upper flats.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Rented homes, blocks and businesses

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the let or shared roof, with photographs, which helps you plan work between tenancies.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

Local roofs in South Street

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

The streets around a church such as The Parish Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Plumpton station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Chailey School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What affects the cost of landlord roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • The type of building, from a house to a block or an office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Getting in touch

To price your survey accurately, we’ll ask about:

  • The address and postcode of the property
  • When you need the report by
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know

A quick phone call is normally the easiest start: ring 07833 053749 or email us. You will have a price before anything is arranged.

What happens if roof problems are left?

Finding a roof defect early typically means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. In a place like South Street, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

South Street questions

Is my home in South Street listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to South Street?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What access do you need for a block roof survey?

That depends on the layout. Often we need the loft and certain flats, and you or your agent arrange access. We tell you what’s needed when booking.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It is not a RICS Level 2 or 3 building survey, and it is not a structural engineer’s report.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about one to two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like South Street, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

How to prepare

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Legal advice on leases or service charges
  • Parts of the roof we can’t safely see or access
