Gutter surveys near Mount Pleasant

Gutter survey in Mount Pleasant: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. Blocked gutters are easy to put off but it rarely improves. If you’ve noticed valley or box gutters that overflow inside and leaves and moss blocking gutters, we can find out what’s behind it, on downpipes, outlets and hoppers and valley gutters alike.

Some older homes in villages like Mount Pleasant are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Mount Pleasant homes and their roofs

Glyndebourne, about 4.1 miles south-east, is one of the historic houses in the wider area around Mount Pleasant. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like Barcombe Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Cooksbridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

FAQs for Mount Pleasant

Will you come out to Mount Pleasant?

Yes, Mount Pleasant is covered. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does a conservation area affect roof work in Mount Pleasant?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is a CCTV drain survey included?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is a Saturday or Sunday visit possible?

Yes. We survey on weekdays and at weekends. To find a day that suits, ring 07833 053749 or email us.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Mount Pleasant, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, like valleys and parapets, where it’s safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photographs and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work

Advice

For landlords and managing agents

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.

Landlords and letting agents in Mount Pleasant book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the gutter.

Common roof problems in Mount Pleasant

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

A survey can pick up problems such as:

  • Water backing up from a hidden gutter
  • Cracked or loose downpipes
  • Gutters overflowing in heavy rain
  • Gutters packed with leaves or moss

If yours is one of the older homes in the streets near St Bartholomews, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Will the report include photos?
  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?

What’s in a roof survey

Prices for gutter surveys in Mount Pleasant

Prices always include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

You do not need to know any roofing terms. It’s enough to tell us:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • The property’s address and postcode

Unsure which package suits your roof? It is easiest to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Plastic (uPVC) gutters

Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
