Gutter survey in Rose Hill

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey parapet and box gutters, eaves gutters and valley gutters, and the problems we are asked to look at most are gutters overflowing in heavy rain and leaves and moss blocking gutters.

Older buildings in small places like Rose Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

How it works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes between one and two hours for most houses, or half a day or so for a commercial building. Around Rose Hill, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • If you’re buying, let the agent know when we’re coming

Common questions in Rose Hill

Can a landlord with a rental near Uckfield station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Rose Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Do you survey underground drains?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Roofs, chimneys and gutters in Rose Hill

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Glyndebourne about 3.4 miles south, Rose Hill sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building like Ringmer Community College and Sixth Form, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Uckfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we can’t see

A survey is a close look at the gutter, but it can’t do everything. The main limits are:

  • What’s hidden inside a downpipe
  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Downpipes
  • Eaves gutters
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Outlets and hoppers

Checking the roof from ground level

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Useful tips for Rose Hill property owners

These tips come from what we see on roofs every week:

  • Keep climbers away from the eaves
  • Don’t climb a ladder to look in the gutters
  • Watch for green marks down the brickwork
  • Look for downpipes coming loose

You receive a photo-illustrated written report and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
