- House, block, shop or office
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.
What to tell us when you contact us

About our gutter survey in Little Horsted
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. We survey fascias and soffits, valley gutters and outlets and hoppers, and common reasons people get in touch are brackets that have dropped or snapped and soffits marked by water.
Some older homes in villages like Little Horsted are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What else we do in Little Horsted
How the survey changes by roof type
Box and secret gutters
Hidden gutters are a common source of leaks inside. We check the outlets, linings and overflows where safe.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.
Why get it checked now?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Older cottages and farmhouses around Little Horsted can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- The inside of a downpipe along its whole length
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- What’s behind fascias and inside walls

Little Horsted: your questions answered
Is my home in Little Horsted listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can a landlord with a rental near Uckfield station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or email us with the address and what you need.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Could my damp wall be caused by the gutters?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.
Do you use drones?
Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
When does the report arrive?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Local roofs in Little Horsted
Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For site and facilities teams at buildings like Little Horsted Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park like Hempstead Meadow, or anywhere with mature trees, autumn leaves can block gutters and valleys. The streets around a church such as The Parish Church of St Michael and All Angels are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How it works
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Little Horsted, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by hearing about any drips, overflows or damp patches.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- We look in the roof space, where there is safe access, for signs of water getting in.
- You get a written report with photos and recommendations.
Before the survey
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Note where any stains or damp appear
How to book
Our price is from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for new stains on ceilings below valleys after rain
- Check for spilling water in a downpour
- Check from the ground or a window, not a ladder
- Watch for green marks down the brickwork
For let and shared buildings, the report can go on file to help plan maintenance. The photos help when you explain the work to others.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so check they’re included in any clearing work.
