What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

Flat roof surveys for homes and businesses in Little Horsted

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. Typical surveys look at gaps at upstands and abutments and dips that suggest the deck is deflecting, on single-ply membranes, mastic asphalt and upstands and outlets.

Some older homes in villages like Little Horsted are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Little Horsted needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a photo-illustrated written report and our recommendations.

How to prepare

How we price flat roof surveys

When we price a survey, we consider:

  • The use of thermal imaging or a drone
  • Height and safe access
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Getting in touch

If you can, have these to hand when you get in touch:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • The kind of building and roof involved
  • The address and postcode of the property

When you’re ready to go ahead, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Surveys for landlords and agents in Little Horsted

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

Flat and commercial roofs around Little Horsted

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Take an older house close to The Parish Church of St Michael and All Angels: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Uckfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Little Horsted is about 1 mile south of Uckfield, in East Sussex. Whether the building in Little Horsted is a house, a flat or a commercial unit, we can survey the roof. Little Horsted is one of the towns and villages in East Sussex we cover. Our Brighton page covers surveys nearby.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Keep clear of rooflights and fragile roof sheets
  • Check from a window for ponding after heavy rain
  • Keep records of when the roof was laid and what work has been done
  • Plan a survey before the covering reaches the end of its usual life

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

When to book a survey in Little Horsted

Ponding keeps the covering wet and wears it faster. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Most people get in touch when they’ve noticed something like this:

  • A sagging deck under the covering
  • Raised blisters across the surface
  • Water getting in at rooflights
  • Pools of water lying on the roof

Take a building like Little Horsted Church of England Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.
