Flat roof surveys for homes and businesses in Ridgewood
Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. We are frequently asked to look into signs of deflection in the roof deck and splits, cracks and crazing, across felt flat roofs, single-ply membranes and mastic asphalt.
Around a smaller place like Ridgewood, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it is covered in, and how well it was laid, decides what it needs. Ponding, splits and lifting edges are the signs to look for from a window.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Leave it or get it looked at?
Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Around Ridgewood, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Flat and commercial roofs around Ridgewood
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you let a flat or house near Uckfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building such as Harlands Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. The streets around a church such as St Saviour are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

How we price flat roof surveys
Prices always include VAT. The things that change the price are:
- How many separate roofs there are, such as extensions, dormers and garages
- The type of building, from a house to a block or an office
- Height and safe access
- Chimneys, valleys, parapets and other details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
We’ll usually ask about:
- Any deadline, such as an exchange date
- The kind of building and roof involved
- Where water is showing inside, if it is
- Photos of the roof, taken safely from the ground or a window
Getting a price is simple: just call 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.
Ridgewood: your questions answered
Will you come out to Ridgewood?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Does a conservation area affect roof work in Ridgewood?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you test old roof sheets for asbestos?
We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Will you check the loft?
Usually, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we are there. Parking around Ridgewood is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We look at the roof from wherever it can be seen safely.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
- Show us where any leaks or stains appear

Advice
DIY checks: what’s safe
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Different roofs, different checks
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
For landlords and managing agents
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
