Local flat roofs in Down Street
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you look after a building such as Fletching Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your house is among the older ones in the streets near The Parish Church of St Andrew and St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Uckfield station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Flat roof surveys for homes and businesses in Down Street
A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey EPDM rubber, upstands and outlets and felt flat roofs, and the problems we are asked to look at most are blocked or damaged outlets and edge trims that have lifted or split.
Somewhere as small as Down Street, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What a flat roof survey does not cover
A survey is a close look at the flat roof, but it can’t do everything. The main limits are:
- Whether the deck or joists are strong enough
- The condition of the deck or insulation hidden under the covering
- Whether old sheeting or boards contain asbestos
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. The full list of what we check.
Roof types and parts we check
- Felt flat roofs
- Mastic asphalt
- Upstands and outlets
- Single-ply membranes
- EPDM rubber
- GRP fibreglass
What we look for on each type of roof
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a proper look.
Prices for flat roof surveys in Down Street
Prices always include VAT. The things that change the price are:
- The number of roofs, including extensions and garages
- Whether it’s a home or a commercial building
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
What we need to know
A little information up front helps. It helps to include:
- Any marks or damp showing indoors
- The property’s address and postcode
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
If you have photos of the roof, send them over. Take them safely from the ground or a window. To get started, phone 07833 053749 or send us an email.
For landlords and managing agents
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the flat roof, with photographs.
Freeholders and residents’ companies use a roof report to plan and budget.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Around Down Street, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.

Common questions in Down Street
How do I find out if my home in Down Street is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you come out to Down Street?
We do. A small place gets exactly the same survey as a big one.
How long will you be at the property?
It normally takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. The report follows by email.
Does the report include photographs?
Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
What will the report tell me?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we will recommend one.
Why act early in Down Street
Before replacing a flat roof, it is useful to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
