Gutter Survey in Ridgewood
A survey of gutters, valleys, outlets and downpipes in Ridgewood, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Leaking or loose downpipes
- Leaks at the gutter joints
- Water backing up from a hidden gutter
Gutter survey in Ridgewood: what you get
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at gutters full of debris and silt and soffits marked by water, on parapet and box gutters, eaves gutters and fascias and soffits.
In a smaller place like Ridgewood, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s behind fascias and inside walls
- Gutters out of sight from each safe vantage point
- Asbestos testing of old gutters, downpipes or soffits

- Eaves gutters
- Downpipes
How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect about one to two hours at most homes, and more on a big or complicated roof. Homes around Ridgewood often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Check pets are kept safely away
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked

Ridgewood: your questions answered
Do you survey roofs for landlords with property near Uckfield station?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is Ridgewood within the area you cover?
Yes, Ridgewood is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your building, phone 07833 053749 or drop us an email.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Landlords, agents and block managers in Ridgewood
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Checking the roof from ground level
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

What else we do in Ridgewood
Leave it or get it looked at?
A gutter clear-out takes the leaves away, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a smaller place like Ridgewood, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Signs you need a gutter survey in Ridgewood
Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
Common reasons to book include:
- Cracked or loose downpipes
- Gutters that have fallen out of line
- Blocked outlets and hoppers
- Rotten fascias or stained soffits
If your home is one of the older ones in the streets near St Saviour, old fixings, lead flashings and tall chimneys are typical of older roofs.
Questions to ask before you book
- How long the report takes to arrive
- Will they check the loft as well as the outside?
- Whether any drone flown is registered with the CAA
- Which parts of the roof they’ll actually see
Local roofs in Ridgewood
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
Living close to Hempstead Meadow is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Landlords with a home close to Uckfield station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
