Gutter survey in North Chailey

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey fascias and soffits, valley gutters and downpipes, and the problems we are asked to look at most are soffits marked by water and gutters packed with leaves or moss.

Some older homes in villages like North Chailey are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Do you need a gutter survey in North Chailey?

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Problems we come across often include:

  • Overflowing valley or parapet gutters
  • Choked outlets or hopper heads
  • Leaking or loose downpipes
  • Dripping or leaking gutter joints

If you own a rental within reach of Plumpton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How much experience they have with roofs like yours
  • Which parts of the roof they’ll actually see
  • What the survey will not cover

North Chailey questions

Do you cover smaller places like North Chailey?

Yes, North Chailey is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in North Chailey?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

Will you check the drains below ground?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as North Chailey, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Advice

Useful tips for North Chailey property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch ceilings under valley gutters for fresh marks
  • Check that downpipes are firmly fixed to the wall
  • Have overhanging branches cut back
  • Don’t leave hidden gutters out of a clear-out

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • The inside of buried drains
  • Blockages deep inside downpipes
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What a gutter survey looks like in North Chailey

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of Our Lady, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Chailey Heritage School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What a survey costs

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, like extensions, dormers and garages
  • Roof area
  • House, block, shop or office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • Where water is showing inside, if it is
  • Your timetable, such as an exchange date

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.
