Roof surveys in East Chiltington

How a roof survey works in East Chiltington

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey the roof space, lead flashings and natural slate, and people most often book us about water stains on rafters and ceiling joists and lifted, split or missing lead flashings.

Some older homes in villages like East Chiltington are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

We keep jargon out of it: where something needs attention, it says so plainly.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Around East Chiltington, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the loft space where there is safe access.
  5. We email a written report with photographs and recommendations.

Advice

Prices for roof surveys in East Chiltington

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • House, block, shop or office
  • How big the roof is

All our prices include VAT. Our price is from £150, including VAT. You’ll know the exact price before you book.

Getting in touch

Before you get in touch, it is useful to have:

  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof
  • Dates you are working to, like exchange
  • Any stains, drips or damp patches you’ve seen indoors

Unsure which package suits your roof? It is easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

East Chiltington questions

Do you cover smaller places like East Chiltington?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in East Chiltington?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Do you go up on the roof?

Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

How experienced are you?

Over 20 years and more than 5,000 surveys.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

East Chiltington homes and their roofs

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Anne of Cleves House lies about 4.3 miles south-east, so building around East Chiltington goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Take an older house close to The Parish Church: old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Plumpton Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What we cannot see

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Confirmation of asbestos in soffits or cement sheets
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What we look at

  • Clay and concrete tiles
  • The roof space
  • Ridges, hips and valleys
  • Chimney stacks
  • Flat roofs
  • Lead flashings
  • Natural slate

Leave it or get it looked at?

Before you put a home on the market, it’s useful to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. Around East Chiltington, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
