Independent new roof snagging in Plumpton

New roof snagging for homes and businesses in Plumpton

We carry out new roof snagging in Plumpton and across London and South East England. Time on site usually takes an hour or two for a house; commercial roofs usually need 3–4 hours. We inspect as far as it’s safe to see including by drone where it applies. You then get a report with photos. We inspect on weekdays and at weekends. Common reasons to book are loose flashings at walls or chimneys and verge tiles or slates not secured, across new-build homes, ridges and verges and loft conversions and dormers.

Older buildings in small places like Plumpton may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

  • Photos of the roof, taken safely from the ground or a window
  • The kind of building and roof involved
  • Where any leaks, stains or damp patches show inside

What we look for on each type of roof

Flashings

Flashings close the gap where the roof meets walls and stacks. We look at how they’re dressed, fixed and pointed.

Underlay and ventilation

At the eaves, the underlay should run into the gutter to carry water off. We look at it where it can be seen.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

What we do, step by step

The visit has one job: to see as much of the new roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for most homes, depending on how much new work there is to check. For a village or hamlet like Plumpton, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. You let us know what work was done and when.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Find any records of previous roof work
  • Let us know about parking near the property

Buying a home or a new roof in Plumpton

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Plumpton has a long history of building, with Anne of Cleves House about 4 miles south-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Plumpton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Take an older house close to The Parish Church of St Michael and All Angels: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions from Plumpton

Is Plumpton in the area you cover?

Yes, Plumpton is within the area we cover. We work right across London and the South East. You can ring 07833 053749 or drop us an email with the address and a few details.

How do I find out if my home in Plumpton is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos to raise with the builder.

Which parts of the roof does snagging cover?

Coverings, ridges, verges, hips, valleys and flashings are all checked plus gutters, ventilation and visible underlay at the eaves. We also look for debris left behind and damage to other parts.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

What new roof snagging doesn’t cover

In fairness, a roof survey has limits:

  • Fixings and underlay hidden under the coverings
  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Replacement roofs
  • Flashings and valleys
  • New-build homes
  • Ridges and verges
  • Loft conversions and dormers
  • New flat roofs

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.
