When you need someone else

Before you book, it’s worth knowing what a survey will not do:

  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

  • Lead flashings and valleys
  • The roof space
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate

Pre-purchase roof survey in Plumpton

A full home survey looks at the whole property, so the roof is one item among many. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. We survey natural slate, the roof space and lead flashings and valleys, and common reasons people get in touch are chimney mortar that has eroded and lead that has worked loose at a wall or chimney.

Being in a small place like Plumpton makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

The survey, step by step

Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, it usually takes about one to two hours at most homes, though large, tall or awkward roofs take more time. In a small place like Plumpton, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Check pets are kept safely away
  • Have any questions written down, so nothing gets missed

Pre-purchase roof surveys around Plumpton

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Anne of Cleves House about 4 miles south-east, Plumpton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near The Parish Church of St Michael and All Angels, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Your questions about pre-purchase roof surveys in Plumpton

Does a conservation area affect roof work in Plumpton?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover Plumpton?

Yes, Plumpton is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or drop us an email with the address and some details.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we are asked to look at in Plumpton

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

A survey makes sense if you’ve noticed:

  • Quick fixes on flashings and valleys
  • Cracked flaunching or crumbling chimney pointing
  • Slipped or missing slates and tiles
  • Signs of past leaks inside the loft

Landlords with a home close to Plumpton station may find that a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Whether you can ask questions once you have the report
  • What they will not be able to tell you
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?

What’s in a roof survey

What affects the cost of pre-purchase roof surveys

All our prices include VAT. The things that change the price are:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • The size of the roof
  • Whether thermal imaging or a drone is needed

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Pictures from the garden or a window, if you have them
  • Dates you’re working to, like exchange
  • How the loft is reached, if there is one
  • The address and postcode of the property

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
