New roof snagging in Cooksbridge
Building work can leave a mess behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted along with any damage to other parts of the property. It’s all recorded with photos. Debris left in gutters and valleys can block them and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. We survey new-build homes, flashings and valleys and replacement roofs, and common reasons people get in touch are flashings not properly dressed or fixed and vents that weren’t fitted or are covered.
Older buildings in small places like Cooksbridge may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

For landlords and managing agents
Landlords and agents in Cooksbridge book surveys as well as householders. A written report with photos gives you a clear record of the new roof, useful for planning maintenance.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Tips from our surveys
Most of what helps is simple and safe from ground level. A few suggestions:
- Check before your warranty period ends
- Tell your roofer the work will be inspected
- Book snagging before the final payment
- Look for debris left in gutters from the ground
Your roofer can use the report to put the snags right. If there’s a dispute, it is between you and your roofer or builder; we report on what we see.
Do not settle the final bill until the roof has been inspected, where your contract allows. It gives the roofer a reason to finish everything.

FAQs for Cooksbridge
Is Cooksbridge within the area you cover?
We do. A small place gets exactly the same survey as a big one.
Is my home in Cooksbridge listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Will you walk on the roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Why get it checked now?
Offcuts left in a gutter can block it that soak walls. Finding it now is simpler than tracing damp later. Older and listed buildings around Cooksbridge may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

How we price new roof snagging
Not every roof costs the same to survey, for these reasons:
- Roof area
- Building height and the viewpoints available
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:
- Photos of the roof, taken safely from ground level or a window
- The kind of building and roof involved
- Any stains, drips or damp patches you’ve seen indoors
- Any deadline, such as an exchange date
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.
What happens on the day
Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Cooksbridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us what work was done and when.
- We check the coverings, ridges, hips and verges from safe vantage points.
- We check valleys, flashings, gutters and the underlay at the eaves.
- The loft space and the rest of the property are checked for problems.
- You get a photo report of each snag.
Before we arrive
- Keep pets inside or away from the areas we’re looking at
- If it is not your property yet, arrange access through the agent
- Jot down any questions you want answered

If your house is among the older ones in the streets near Church of St Peter, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
