Thermal Roof Survey in Cooksbridge
An experienced roof surveyor for thermal roof surveys in Cooksbridge. Over 5,000 surveys and 20+ years behind us across London and South East England.
- Possible trapped moisture under a flat roof covering
- Gaps in loft insulation
- Damp patches with no obvious cause
Tips from our surveys
Small things make a difference. Our tips:
- Remember the conditions on the day affect the results
- Keep dated photos of any marks on ceilings
- Tell us where and when you’ve seen damp or stains
- Clear leaves from outlets and gutters each autumn
Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.
How a thermal roof survey works in Cooksbridge
A thermal survey is not a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. If you’ve noticed water that travels before it shows and wet insulation beneath the membrane, we can find out what’s behind it.
Older buildings in small places like Cooksbridge may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.
Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof
Loft insulation
In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.
Parapets, valleys and junctions
Problems where roof slopes and walls meet are frequently hidden. A careful visual inspection goes alongside the images.
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Older roofs in small places like Cooksbridge can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- The roof is inspected visually from safe viewpoints.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- The report sets out the images, what they suggest and what we recommend.
Before we arrive
- Gather any invoices or paperwork from past roof work
- Jot down any questions you want answered
- Mention any parking restrictions on your street

Questions from Cooksbridge
Do you carry out roof surveys in Cooksbridge?
Yes, Cooksbridge is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or use the contact form with the address and a few details.
Do you cover smaller places like Cooksbridge?
Yes, Cooksbridge is on our map. Villages and rural addresses get the same survey as a town house.
Can you check my loft insulation with a thermal camera?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. We look from the loft as well, where there is safe access.
What conditions are best for thermal imaging?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see each point for yourself.
What happens after the survey?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
When to book a survey in Cooksbridge
People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.
A survey makes sense if you’ve noticed:
- Gaps in loft insulation
- Leaks that are hard to trace
- Damp patches with no obvious cause
- Damp around chimneys and parapets
For site and facilities teams at buildings like Hamsey Community Primary School, thermal images can show where wet insulation sits under a big flat roof.
Before you book anyone
- Which parts of the roof they’ll actually see
- Will the report include photos?
- How long they’ve been surveying roofs
- Do they have a CAA Flyer ID and Operator ID for drone work?
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
