Roof leak investigations in Cooksbridge

Roof leak investigations around Cooksbridge

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each of these roof types has its own typical places for water to get in. The wider area around Cooksbridge has a long history of building, with Anne of Cleves House about 2.5 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If your house is among the older ones in the streets near Church of St Peter, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like Hamsey Community Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

How a roof leak investigation works in Cooksbridge

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. We survey lead flashings, rooflights and dormers and slate and tile slopes, and the problems we are asked to look at most are ceiling stains that grow after rain and water that shows only in certain storms.

Many homes in small places like Cooksbridge face open ground, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Take dated photos of the leak
  • Catch drips in a bucket and protect the floor
  • Make sure the loft is accessible
  • Note the weather when the leak shows

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that isn’t there.

Check the loft after heavy rain, with care and a good torch. Look for drips, damp patches and stains on timbers. Photograph anything new.

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. Older roofs in small places like Cooksbridge can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Surveys for landlords and agents in Cooksbridge

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the leaking roof, with photographs.

What affects the cost of roof leak investigations

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • How big the roof is

Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

When you call or email, these details help:

  • When you need the report by
  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Photos of the roof, taken safely from ground level or a window

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Do you need a roof leak investigation in Cooksbridge?

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

It’s worth booking a survey if you’ve seen:

  • Water through the ceiling under a flat roof
  • Water marks that spread in wet weather
  • Damp walls below an overflowing gutter
  • Damp patches next to the stack

If you let a flat or house near Cooksbridge station, a tenant living with a leak needs the cause found, not just the stain painted over.

Before you book anyone

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance
  • What exactly goes into their report
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Carrying out the fix

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Common questions in Cooksbridge

Is Cooksbridge within the area you cover?

Yes, Cooksbridge is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Cooksbridge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can a leak be traced on a dry day?

Often, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

How do you tell a leak from condensation?

It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently spread out and worse in cold weather. We tell you which it is most likely to be.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How long will you be at the property?

Allow roughly 1–2 hours at most homes, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.
