Drone roof survey in Cooksbridge: what you get

A drone shows the outside of a roof very well, but it cannot see under the coverings or into the loft. Where there is safe access, we look in the loft space too, because the underside tells its own story. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there’s no safe loft access, the report says so. We are often asked to look into blocked valleys and parapet gutters and plant growth and moss on the roof, across chimney stacks, tall and steep roofs and flat roofs on upper floors.

Somewhere as small as Cooksbridge, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you cannot get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Your questions about drone roof surveys in Cooksbridge

Do you cover smaller places like Cooksbridge?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Cooksbridge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long does the visit take?

It typically takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Time for the pre-flight checks is included.

What’s the best way to book?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we’ll plan the survey around it.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What will the report tell me?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Cooksbridge can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • If it isn’t your property yet, arrange access through the agent
  • Check pets are kept safely away

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Let us know the exact address when you book
  • Let us know what you want to see
  • A word with neighbours beforehand helps
  • Keep pets indoors during the flight

File the report and photos with your home documents. They give you something to compare against later.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

What affects the price in Cooksbridge

Several things affect the price of a survey:

  • The size of the roof
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Getting in touch

Before you get in touch, it’s useful to have:

  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window
  • Anything about access we should know
  • What’s prompted the survey

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Flights in a restricted zone without permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Flights in strong wind or a downpour

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

What this survey covers

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Valleys and parapet gutters
  • Fragile roofs
  • Chimney stacks

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Airspace, weather and Cooksbridge roofs

Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. Historic houses such as Anne of Cleves House, about 2.5 miles south, show how far back building in the area around Cooksbridge goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Peter: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Anyone responsible for a site like Hamsey Community Primary School will know that a drone or thermal camera can show a large roof in a single visit.

Leave it or get it looked at?

Close-up photos make conversations with roofers clearer. You can show exactly where the problem is, which helps when you ask for quotes. In a small place like Cooksbridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before booking.
