Gutter Survey in East Chiltington
A careful look at the gutter at your property in East Chiltington, and put it all in a photo-illustrated written report.
- Leaking or loose downpipes
- Fascia boards damaged by overflowing water
- Joints that drip after rain
How a gutter survey works in East Chiltington
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, parapet and box gutters and downpipes, and common reasons people get in touch are overflowing eaves gutters and leaking or loose downpipes.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What a gutter survey doesn’t cover
A survey is a careful look at the gutter, but it can’t do everything. The main limits are:
- Hidden sections we can’t view safely
- Blockages deep inside downpipes
- What’s behind fascias and inside walls
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
What this survey covers
- Fascias and soffits
- Eaves gutters
- Valley gutters
- Outlets and hoppers
- Downpipes
- Parapet and box gutters
Common roof problems in East Chiltington
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
We’re often asked to look at:
- Fascia boards damaged by overflowing water
- Dripping or leaking gutter joints
- Gutters that have fallen out of line
- Hoppers and outlets full of debris
For landlords with property near Plumpton station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Choosing a roof surveyor
- Their insurance cover
- What’s outside the scope of the survey
- Whether VAT is added on top
- Their track record with similar roofs

Gutter surveys around East Chiltington
In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses such as Anne of Cleves House, about 4.3 miles south-east, show how far back building in the area around East Chiltington goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For site and facilities teams at buildings like Plumpton Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to The Parish Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens on the day
We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around East Chiltington, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Let us know about parking near the property
- Have any paperwork from past roof work to hand
- Note where any stains or damp appear

Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Tips from our surveys
These tips come from what we see on roofs every week:
- Note any damp stains below the gutters
- Include valley, parapet and box gutters when clearing
- Check from the ground or a window, not a ladder
- Check for spilling water in a downpour
Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.
Your questions about gutter surveys in East Chiltington
Is my home in East Chiltington listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Will you come out to East Chiltington?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Can you tell me if my old gutters contain asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.
Do you survey at weekends?
Yes. Surveys are carried out on any day of the week. To find a day that suits, phone 07833 053749 or send us an email.
What will the report tell me?
A written report with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.
Fascias and soffits
Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.
