Gutter surveys in Plumpton

Gutter survey in Plumpton

We survey gutters and rainwater systems in Plumpton and right across London and South East England. We inspect everything we can see safely from the ground, windows, the roof space and the roof where it’s safe. A visit usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. Typical surveys look at choked outlets or hopper heads and sagging gutters and loose brackets, across parapet and box gutters, fascias and soffits and downpipes.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

Every roof is different; as a rough guide, the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we are there. Somewhere as small as Plumpton, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches

Common questions in Plumpton

How do I find out if my home in Plumpton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Plumpton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.

Can a gutter survey explain damp on my walls?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • Blockages deep inside downpipes
  • Pipes below ground level
  • Damage hidden inside walls or behind boards

Roof types and parts we check

  • Outlets and hoppers
  • Eaves gutters
  • Downpipes
  • Parapet and box gutters
  • Valley gutters
  • Fascias and soffits

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. They last well when painted, but rust where the paint fails.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Keep climbers away from the eaves
  • Look out for overflows when it pours
  • Have gutters cleared at least once a year
  • Look for downpipes coming loose

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Prices for gutter surveys in Plumpton

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Which survey package you book

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • When you need the report by
  • What’s prompted the survey
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Gutter surveys in Plumpton: local notes

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Anne of Cleves House about 4 miles south-east, Plumpton sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

The streets around a church such as The Parish Church of St Michael and All Angels are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Plumpton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
