Storm damage roof reports for homes and businesses in Oxley's Green

Most policies do not cover wear and tear. So it matters whether the damage came from the storm or from a roof that was already worn. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. How the policy applies is for your insurer to decide. Typical surveys look at flat roof edges peeled back and slipped or missing slates or tiles, on gutters and fascias, flashings and ridges and hips.

Somewhere as small as Oxley's Green, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens if roof problems are left?

Before temporary repairs, photograph the damage from the ground if it’s safe. Those photos show the damage as it was. Where a roof is exposed, as many are in small places like Oxley's Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Wind, rain and roofs in Oxley's Green

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the roof type helps narrow down where water may be getting in. The wider area around Oxley's Green has a long history of building, with Bateman's about 1.9 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Robertsbridge station, a clear finding on where water gets in helps you brief a roofer right away. The streets around a church such as The Parish Church of St Thomas A Becket are frequently among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

What we can’t see

It is useful to know what a survey won’t do before booking:

  • Estimates of repair costs
  • Your insurer’s view of the claim
  • What’s beneath slates, tiles or membranes

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

Roof types and parts we check

  • Flashings
  • Flat roofs
  • Slate and tile slopes
  • Chimney stacks
  • Gutters and fascias
  • Ridges and hips

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two for most homes, depending on how much of the roof was hit. Somewhere as small as Oxley's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. We record fresh damage and older defects.
  5. You receive the written report with photos.

Getting ready for the survey

Advice

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Oxley's Green: your questions answered

How do I find out if my home in Oxley's Green is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Oxley's Green?

Yes. We work right across London and South East England, and Oxley's Green is part of that. You can ring 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

What if the roof was already worn?

Wear and tear is normally excluded from home insurance. Our report records storm damage and any older wear we see, so it is clear what we found. How the policy applies is up to your insurer.

Can you tell me if my claim will be paid?

We can’t say whether a claim will be paid. The decision rests with your insurer and its policy. What we provide is an independent record of the damage.

How much is a storm damage roof report?

Our price is from £150, including VAT. Larger or more complex roofs are quoted for their size. It doesn’t include repair costs, so you will need a roofer’s quote for those.

What wind speed counts as a storm?

There’s no single figure. Many use gusts of about 55 mph, but each policy sets its own definition. Check your policy wording.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Different roofs, different checks

Lead flashings

Wind can peel back flashings at abutments and stacks. We record which are loose or damaged.

Flat roof coverings

Lifted trims and laps are common after a storm. We look at whether the damage is recent or older.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
