Roof surveys for homes and businesses in Oxley's Green

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’re worried about cracked mortar along the ridge and torn or sagging underlay, we can find out what’s behind it.

Somewhere as small as Oxley's Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Oxley's Green

A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Problems we come across frequently include:

  • Leaking gutter joints and downpipes
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken
  • Ridge tiles that have lifted or moved

Landlords with a home close to Robertsbridge station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • How long they’ve been surveying roofs
  • What the survey won’t cover

What a good roof survey covers

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep a record of damp patches and dates
  • Mention any flat roofs as well as the main roof
  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

How we price roof surveys

All our prices include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages

For a price for your roof in Oxley's Green, ring 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Your postcode, so we can check access and travel
  • What made you get in touch
  • Access details, such as a loft hatch or a shared roof

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

What happens on the day

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Oxley's Green, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Advice

What a roof survey doesn’t cover

In fairness, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof surveys in Oxley's Green: local notes

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark like The Parish Church of St Thomas A Becket, its chimney, valleys and lead work are likely to be the parts that need attention first. Bateman's lies about 1.9 miles north-west, so building around Oxley's Green goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

Common questions in Oxley's Green

I let a flat near Robertsbridge station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need.

Does a conservation area affect roof work in Oxley's Green?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a photo-illustrated written report and recommendations.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Do you cover Oxley's Green for roof surveys?

Yes. We cover Oxley's Green and the rest of East Sussex, as part of our work across London and the South East. To book, ring 07833 053749 or email us.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

DIY checks: what’s safe

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
