How electronic leak detection works in Bodiam

Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Just ask about your roof. Common reasons to book are leaking laps in the waterproofing and new roofs to check before paving or planting, across roof terraces and balconies, commercial flat roofs and flat roof membranes.

Somewhere as small as Bodiam, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

What we can’t see

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Roofs whose membrane or build-up is not suitable
  • Sections we cannot safely access
  • Leaks from walls, copings or rooflights

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Flat roof membranes
  • Green roofs
  • Single-ply roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take as long as needed for the roof’s area and construction, and we’ll give you a guide when quoting. Rural addresses near Bodiam can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The testing method is chosen to suit the membrane and build-up.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

Before we arrive

  • Have any paperwork from past roof work to hand
  • If you’re buying, let the agent know when we are coming
  • Make sure we can get to the back of the property

How to book

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you’re ready.

Electronic leak detection in Bodiam: local notes

Historic houses like Great Dixter, about 2.5 miles east, show how far back building in the area around Bodiam goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you look after a building such as Bodiam Manor School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. The streets around a church such as The Parish Church of St Giles are frequently among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Robertsbridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Tips from our surveys

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Get leaks traced quickly
  • Find the breach before more patching
  • Share any drawings of the roof
  • Make sure trades protect the waterproofing

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Your questions about electronic leak detection in Bodiam

Does a conservation area affect roof work in Bodiam?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is Bodiam within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you survey on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Are you insured?

Our cover is professional indemnity plus public liability.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How does ELD work?

A sound membrane blocks the test current, but a hole lets it through. That lets us find breaches that are too small to see.

Can I check my roof myself?

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
