How a flat roof survey works in Bodiam

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey felt flat roofs, single-ply membranes and mastic asphalt, and the problems we’re asked to look at most are leaks around rooflights and a sagging deck under the covering.

In a small place like Bodiam, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the deck or joists are strong enough
  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

What this survey covers

  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass
  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber

What happens if roof problems are left?

Before replacing a flat roof, it is useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

To find out what your survey will cost, call 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

What happens on the day

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely. Most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Bodiam needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Note where any stains or damp appear
  • Keep pets inside or away from the areas we are looking at
  • Make a note of anything you’d like us to look at

Book a survey

A quick phone call is typically the easiest start: call 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Flat roofs in Bodiam

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 2.5 miles east lies Great Dixter, a reminder of how long the area around Bodiam has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Bodiam Manor School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your home is one of the older ones in the streets near The Parish Church of St Giles, the flat roofs on later extensions tend to wear out long before the main roof.

What affects the price in Bodiam

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

We’ll usually ask about:

  • The kind of building and roof involved
  • Where the property is, with the postcode
  • When you need the report by
  • Where any leaks, stains or damp patches show inside

Getting a price is simple: just call 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Questions from Bodiam

Will you come out to Bodiam?

Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in Bodiam listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Will you walk on the flat roof?

It depends on what’s safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Signs you need a flat roof survey in Bodiam

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

People normally book a survey after spotting one of these:

  • Raised blisters across the surface
  • Standing water left after rain
  • Cracked or split membrane
  • Dips that suggest the deck is deflecting

Landlords with a home close to Robertsbridge station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

What to check before booking

  • What experience they bring
  • Whether the price includes VAT
  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
