Gutter Survey in Gill's Green
Find out the condition of the gutter at your property in Gill's Green. We visit on weekdays and at weekends.
- Soffits marked by water
- Gutters full of debris and silt
- Blocked outlets and hoppers
How the survey changes by roof type
Lead-lined valley and parapet gutters
We look at the lining, the joints and the outlets where it is safe to see them. Lead is also a target for theft.
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
About our gutter survey in Gill's Green
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from ground level, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. Typical surveys look at dripping or leaking gutter joints and rotten fascias or stained soffits, on downpipes, eaves gutters and parapet and box gutters.
Somewhere as small as Gill's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

What we can’t see
Before you book, it’s worth knowing what a survey won’t do:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
- Pipes below ground level
If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

What we’re asked to look at in Gill's Green
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.
People normally book a survey after spotting something like this:
- Leaks at the gutter joints
- Sagging gutters and loose brackets
- Leaves and moss blocking gutters
- Rotten fascias or stained soffits
If you live near a park such as Collingwood Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Common questions in Gill's Green
Is Gill's Green within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Gill's Green?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will the survey check for asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey at weekends?
Yes, weekend visits are possible as well as weekdays. To book, ring 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.
Will you look at parapet and box gutters as well?
Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.
The survey, step by step
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Gill's Green, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
- For flats, check roof access has been agreed

Gutter surveys around Gill's Green
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Scotney Castle about 4.8 miles north-west, Gill's Green sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near Church of All Saints, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Etchingham station, a roof report helps you deal with small faults before they turn into a call from a tenant.
