About our roof survey in Swattenden
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. Common reasons to book are gutters that overflow in heavy rain and loose chimney pots, across flat roofs, chimney stacks and the roof space.
Some older homes in villages like Swattenden are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Swattenden questions
Is Swattenden within the area you cover?
Yes, Swattenden is on our map. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Swattenden is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What’s the best way to book?
To book, call 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
Do you go up on the roof?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Swattenden can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Roofs, chimneys and gutters in Swattenden
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If your house is among the older ones in the streets near Congregational Church, old fixings, lead flashings and tall chimneys are typical of older roofs. If you live near a park like Crane Valley, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Do you need a roof survey in Swattenden?
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.
Most people get in touch when they’ve noticed something like this:
- Slates or tiles that have slipped or broken
- Flashings that have come away from the wall
- Ponding, splits or blisters on flat roofs
- Leaning or weathered chimney stacks
If you look after a building such as Cranbrook School, large buildings have long gutter runs and big roofs that need checking like any other.

DIY checks: what’s safe
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Hold on to the report for future surveys
- Clear the loft hatch area before we arrive
- Gather any paperwork for past roof work
- Stay off ladders and the roof
We email the report to you. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.
Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
