Independent roof surveys in Riseden

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

About our roof survey in Riseden

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. We survey flat roofs, chimney stacks and clay and concrete tiles, and common reasons people get in touch are gutters that overflow in heavy rain and standing water on a flat roof.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlords, agents and block managers in Riseden

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Keep a record of damp patches and dates
  • Keep the report with your property records
  • Clear the loft hatch area before we arrive
  • Include dormers, porches and garages when booking

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What a roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that is a RICS home survey)
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

What a roof survey looks like in Riseden

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around Riseden has a long history of building, with Scotney Castle about 1.1 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Your questions about roof surveys in Riseden

Is my home in Riseden listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Riseden?

Yes, Riseden is on our map. A small place gets exactly the same survey as a big one.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, with recommendations ranked by urgency.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or email us.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What we do, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Riseden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a report with photos and recommendations.

How to prepare

  • Make sure pets are kept safely away
  • If you are buying, check with the agent that we can get in
  • Leave a clear route to the loft
