What a roof survey looks like in Iden Green
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Iden Green has a long history of building, with Great Dixter about 4.2 miles south. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Benenden Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Roof survey in Iden Green
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed water stains on rafters and ceiling joists and debris building up in roof valleys, we can find out what’s behind it.
Somewhere as small as Iden Green, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
- Walls, floors and services below the roof
If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

What we are asked to look at in Iden Green
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
People normally book a survey when they’ve noticed one of these:
- Valley linings that have cracked or split
- Gutters that overflow in heavy rain
- Slates or tiles that have slipped or broken
- Worn lead at chimneys and abutments
The streets around a church like Church of St George are frequently among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

FAQs for Iden Green
Is my home in Iden Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Iden Green?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.
Can you look at a roof that is joined to next door?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
When will the report arrive?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
How the survey works
Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, it typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older roofs in small places like Iden Green can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Leave a clear route to the loft
- Note where any stains or damp appear
- Check we can get to the back of the property

Roof by roof
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is frequently nail fatigue, and we say how widespread it looks.
Leave it or get it looked at?
By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. For an older or listed building in a place like Iden Green, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
