Useful tips for East End property owners

A little preparation and a few simple habits help. Our tips:

  • Arrange the survey as soon as your offer is agreed
  • Check we will be able to get into the loft space
  • Request records of any re-roofing
  • Ask who repairs the roof under the lease

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

How a pre-purchase roof survey works in East End

With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Common reasons to book are signs of past leaks inside the loft and flashings that have lifted or split, on clay and concrete tiles, natural slate and flat-roofed extensions and dormers.

Being in a small place like East End makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Why it’s worth a survey now in East End

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you are tied in. Outbuildings and barns around East End are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Common questions in East End

Do you carry out roof surveys in East End?

Yes. We work right across London and South East England, and East End is part of that. Just call 07833 053749 or send us an email and tell us about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in East End?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

Do you use drones?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

When you need someone else

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether the price should change, which is between you and the seller
  • Anything beyond the roof, which a full home survey covers
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What our survey covers.

What we check

  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like East End, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • Jot down any questions you want answered

East End homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Smallhythe Place about 5 miles south-east, East End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to St Margaret's Church: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
