Electronic leak detection in East End: what you get

Not every flat roof suits electronic testing. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. If your roof is not suitable, we will tell you before any testing. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that can’t give results. If you are worried about a flat roof leak that can’t be traced and leaks through a covered membrane, we can find out what’s behind it.

Some older homes in villages like East End are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

How we price electronic leak detection

All our prices include VAT. What changes the price is:

  • The height of the building and how the roof can be seen safely
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Booking your survey

There is no need for technical words. It’s enough to let us know:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • What made you get in touch
  • Where the property is, with the postcode

We confirm the price for your roof before booking, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. To book, call 07833 053749 or email us.

What we look for on each type of roof

Single-ply membranes

ELD often works on single-ply membranes, depending on the type and build-up.

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check before we quote.

How the survey works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around East End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photos shows where each breach is.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
  • If it is not your property yet, arrange access through the agent

Advice

Flat and commercial roofs around East End

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Smallhythe Place about 5 miles south-east, East End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you live in an older home near St Margaret's Church, flat-roofed rear additions and dormers added over the years are worth checking.

It is a careful look at the flat roof membrane, not the whole story. Its limits include:

  • Leaks from walls, copings or rooflights
  • Fixing the holes we find
  • Roofs whose membrane or build-up is not suitable
