What we look for on each type of roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

How a landlord roof survey works in St Michaels

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when you book. Any part we couldn’t reach is noted in the report. We survey gutters and downpipes, converted houses and flat roofs on blocks, and people most frequently book us about gutters overflowing onto walls and parapets and upstands in poor repair.

Older buildings in small places like St Michaels may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.

The report records the let or shared roof as we found it on the day. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • Basic, Standard or Premium
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

We confirm the price for your survey before booking, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or send us an email.

Why act early in St Michaels

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Outbuildings and barns around St Michaels are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

Why us?

  • Two decades and more of roof surveys
  • Drone flown under a CAA Flyer ID and Operator ID

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Act on high-priority defects quickly
  • Do not store items over the loft hatch
  • Get legal advice on lease responsibilities
  • Do not wait for a leak to survey the roof

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Deal with the high-priority defects quickly, and plan the rest. Small roof defects tend to grow.

Questions from St Michaels

Is St Michaels within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is my home in St Michaels listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS building survey?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What does a block roof survey cost?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, phone 07833 053749 or use the contact form.

The survey, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere like St Michaels needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • Unlock side gates and any roof access doors
  • Keep pets out of the way during the survey

Advice

Roofs, chimneys and gutters in St Michaels

With Smallhythe Place about 3.3 miles south, St Michaels sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like St Michael's Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Turners Field is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
