Storm damage roof reports in St Michaels

About our storm damage roof report in St Michaels

A storm damage roof report is priced from £150. It’s a report with photos, sent by email. It does not price the repairs, so ask a roofer to quote for the work. The insurer may still send a loss adjuster of its own. What you get is an independent record of the damage and what seems to have caused it. Typical surveys look at damaged pots on the stack and loose or torn flashings, on slate and tile slopes, flat roofs and gutters and fascias.

Being in a small place like St Michaels makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. In a hamlet or village like St Michaels, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. The roof is looked at from ground level, from windows and from the loft space where it’s safe.
  3. Each area of damage is photographed and described.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. We send you a written report with photos, ready to give to your insurer.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden under coverings or inside the structure, without opening up
  • The work of a loss adjuster appointed by your insurer
  • How your policy defines a storm

If you’re not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

Why act early in St Michaels

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. Emergency temporary protection should be arranged with a roofer. Outbuildings and barns around St Michaels are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

When to book a survey in St Michaels

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. We record what we find on flat and pitched roofs alike.

Typical things we are asked to look at include:

  • Cowls or aerials dislodged in the wind
  • Slipped or missing slates or tiles
  • Stains appearing after strong winds
  • Flat roof edges peeled back

If you run a hotel or guest house in or near St Michaels, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition.

Leaks and storm damage in St Michaels

The wider area around St Michaels has a long history of building, with Smallhythe Place about 3.3 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

Homes near green spaces such as Turners Field can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings like St Michael's Church of England Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Questions from St Michaels

Do you cover St Michaels?

Yes, St Michaels is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in St Michaels?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How strong does the wind have to be for a storm claim?

It varies by policy. Many treat gusts of about 55 mph as storm conditions, but your policy sets the actual test.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

My storm claim was turned down. What now?

The first step is a complaint to your insurer. After that, the Financial Ombudsman Service may be able to look at it. An independent report can add to your evidence, though we can’t predict the outcome.

Who handles emergency protection after a storm?

Call a roofer for emergency temporary protection. If it’s safe, photograph the damage before it’s covered. Keep receipts in case your insurer asks for them.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

What we look for on each type of roof

Chimney stacks

Flashings around stacks can lift in strong winds. We photograph any we find.

Slate roofs

Slates often outlast the nails that hold them. The report records whether slipped slates look like storm damage or older wear.
