Chimney survey in St Michaels: what you get
Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. We survey shared and party-wall stacks, chimney breasts and brick chimney stacks, and people most often book us about pots or cowls that look unsafe and damp patches on chimney breasts.
Older buildings in small places like St Michaels may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens on the day
Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. On timing, it typically takes about 1–2 hours at a typical home, and longer for a large or complex roof. Older roofs in small places like St Michaels can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Before the survey
- Jot down any questions you want answered
- Let us know about any leaks, stains or damp patches you know of
- Clear the way to the loft hatch

What we’re asked to look at in St Michaels
The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.
Signs worth acting on include:
- Disused chimneys trapping moisture
- Signs that a stack is leaning
- Gaps where the stack meets the roof
- Worn or missing pointing
For an older house near a landmark such as Church of St Michael, old fixings, lead flashings and tall chimneys are typical of older roofs.

What we look for on each type of roof
Rendered stacks
Water can get in through cracks and then struggle to dry out. We record any cracking and where it is.
Brick stacks
Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
Landlords, agents and block managers in St Michaels
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Do not use a ladder to reach the stack yourself
- Ask about consent before removing a chimney on an older property
- Keep track of stains on chimney breasts
- Keep the report to compare against at the next survey
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
Local roofs in St Michaels
About 3.3 miles south lies Smallhythe Place, a reminder of how long the area around St Michaels has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces like Turners Field can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building such as St Michael's Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about chimney surveys in St Michaels
Do you cover St Michaels?
Yes. Our area covers London and South East England, and St Michaels is part of that. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.
Does a conservation area affect roof work in St Michaels?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
What’s the best way to book?
To book, phone 07833 053749 or send us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.
Can you find out why my chimney breast is damp?
It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can plan what to do with it.
Can you survey a chimney stack we share with next door?
Yes. We inspect whatever is safely visible and what you give us access to. Where a problem appears to be on next door’s side, we note it and you can raise it with them.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
