London Beach Thermal Roof Survey
Need a thermal roof survey in London Beach? We can help, with findings in writing and pictures to back them up. Book a weekday or weekend visit.
- Leaks that are hard to trace
- Wet areas near outlets and upstands
- Damp around chimneys and parapets
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Somewhere as small as London Beach, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
- Have keys ready for side gates, garages or roof access doors

Thermal roof survey in London Beach
Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. If you are worried about possible trapped moisture under a flat roof covering and cold areas below the roof, we can find out what’s behind it.
In a village or hamlet like London Beach, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Both the forecast and the airspace are checked first, and the journey is planned in advance. Steep slopes and tall chimney stacks are where a close-up view adds the most.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Tips from our surveys
You do not need to be a roofer to help. What helps most:
- Clear a path to the loft hatch before we arrive
- Keep dated photos of any marks on ceilings
- Keep outlets and gutters clear to stop water sitting
- Heat the home normally on the days before
The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
Landlords, agents and block managers in London Beach
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant in advance.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Prices for thermal roof surveys in London Beach
A few things affect what a survey costs:
- Extra roofs, like extensions, dormers or garages
- The size of the roof
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
Helping us price your survey
We’ll normally ask about:
- Where any leaks, stains or damp patches show inside
- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Where the property is, with the postcode
Once you know what you need, phone 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Airspace, weather and London Beach roofs
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Smallhythe Place, about 4.2 miles south, is one of the historic houses in the wider area around London Beach. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Take a building like St Michael's Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

London Beach: your questions answered
Does a conservation area affect roof work in London Beach?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is London Beach in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Can thermal imaging show missing insulation?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.
Will you walk on the roof?
Only where it is safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. Anything we can’t see is noted in the report.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is thermal imaging useful on pitched roofs?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
What we’re asked to look at in London Beach
After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.
These are some of the problems a survey can pick up:
- Patches of heat loss across the roof
- Thin or uneven insulation in the roof
- Cold spots on ceilings under the roof
- Possible trapped moisture under a flat roof covering
If your house is among the older ones in the streets near Church of St Michael, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Their report turnaround times
- Whether they hold professional indemnity and public liability insurance
- Whether any drone flown is registered with the CAA
Why it’s worth a survey now in London Beach
The longer moisture sits in a roof, the more it can affect timbers and finishes below. Surveying sooner gives you more choice about what to do. Around London Beach, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
