Pre-purchase roof surveys for homes and businesses in London Beach
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. We do not offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. If you’ve noticed slipped or missing slates and tiles and quick fixes on flashings and valleys, a survey will tell you what’s going on, on the roof space, chimney stacks and gutters and downpipes alike.
For a small place like London Beach, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours at a typical home, with bigger or more complicated roofs taking longer. For a village or hamlet like London Beach, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we’ll get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Keep pets out of the way during the survey
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
Book a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.
Advice
Questions from London Beach
Do you carry out roof surveys in London Beach?
Yes, London Beach is one of the places we work. Every survey there gets the same written report with photos.
Do you cover smaller places like London Beach?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Will you climb onto the roof?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where applicable.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Do you need to go inside the property?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That way you can still act on what we find.
How long does a pre-purchase roof survey take?
On site, it usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Before and after the survey
You do not need to be a roofer to help. Here’s what helps most:
- For a flat, check who is responsible for the roof
- Look for fresh paint on upstairs ceilings at viewings
- Ask the seller about past roof repairs
- Ask for loft access on the day
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

Local roofs and buyers in London Beach
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you own one of the older houses in the streets near Church of St Michael, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Smallhythe Place, about 4.2 miles south, is one of the historic houses in the wider area around London Beach. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. Landlords with a home close to Pluckley station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Roof by roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
What a pre-purchase roof survey does not cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Anything beyond the roof, which a full home survey covers
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- How a seller will respond, or what the house is worth
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.

Landlords, agents and block managers in London Beach
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
