Thermal imaging roof survey in Bearsted, Kent
We carry out thermal roof surveys in Bearsted and the rest of Kent. Surveys run on weekdays and at weekends.
- Damp patches with no obvious cause
- Thin or uneven insulation in the roof
- Patches of heat loss across the roof
Common roof problems in Bearsted
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
Most people get in touch when they’ve noticed something like this:
- Cold areas below the roof
- Water that travels before it shows
- Damp that repairs haven’t cured
- Damp around roof outlets and upstands
If you live in an older home near Holy Cross Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Before booking anyone
- Will the report include photos?
- Whether the roof space is looked at, where there is one
- Which limits apply to the survey

Thermal roof survey in Bearsted
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where it applies, structural analysis and a report on the same day. An in-person consultation and a 12-month follow-up are included too. To book, just call 07833 053749 or drop us an email with the address and what you’ve noticed. For big commercial roofs, we quote on size and access. Common reasons to book are gaps in loft insulation and heat escaping through the roof, across flat roofs, loft conversions and ceilings below the roof.
Around Bearsted, older homes can have thin loft insulation and later additions with roofs of their own. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
After the visit, you get a report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What a thermal roof survey does not cover
No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:
- A formal energy assessment
- Reliable images in rain, strong wind or on a wet roof surface
- Confirming water without moisture readings
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before booking. What our survey covers.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.
Bearsted questions
Is Bearsted within the area you cover?
Yes. Bearsted is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do you carry out roof surveys in Bearsted?
Yes. We work right across London and South East England, and Bearsted is part of that. Just call 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Will you walk on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, call 07833 053749 or use the contact form.
Can a thermal survey trace a roof leak?
It can help narrow down where water may be getting in. Patterns can suggest where trapped water has spread. It is used alongside a close inspection and moisture readings, as the camera alone cannot prove a leak.
Is thermal imaging included in your surveys?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
How the survey works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. Homes around Bearsted often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.

Different roofs, different checks
Pitched slate and tile roofs
Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.
Loft insulation
The difference is clearest when the home is heated and it is cold out. We explain in the report how the conditions on the day affected what we saw.
Thermal roof surveys in Bearsted: local notes
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. The wider area around Bearsted has a long history of building, with Stoneacre about 1.3 miles south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Shop and office owners around The Mall Maidstone may find that large commercial roofs are often easiest to see from the air or with a thermal camera. If you look after a building like Thurnham Church of England Infant School, a view from above covers a wide roof far faster than walking it.
