Thermal roof survey in Dungeness: what you get
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. It is not an energy rating or a heat loss calculation. If you are worried about possible trapped moisture under a flat roof covering and leaks that are hard to trace, we can find out what’s behind it.
Some older homes in villages like Dungeness are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.
Nothing in the report is left vague: where something needs attention, it says so plainly.

FAQs for Dungeness
Are there drone restrictions around Dungeness?
Usually it comes down to two things: the airspace at the address and the weather. Dungeness is about 3 miles from Lydd Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone cannot fly safely in strong wind or heavy rain.
How do I find out if my home in Dungeness is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will the survey show heat loss through my roof?
It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.
Do you climb onto every roof?
Only if it’s safe. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.
Is thermal imaging included in your surveys?
It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
What’s the best way to book?
Simply call 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What we can’t see
A survey is a close look at the roof, but it can’t do everything. The main limits are:
- Structural calculations, which need a structural engineer
- Hidden layers that need to be opened up to check
- A formal energy assessment
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What our survey covers.
Roof types and parts we check
- Insulated roof spaces
- Loft conversions
- Ceilings below the roof
- Pitched roof slopes
- Commercial roofs

Why act early in Dungeness
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Where a roof is exposed, as many are in small places like Dungeness, driving rain gets into any weakness, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before you book.

Airspace, weather and Dungeness roofs
Dungeness is within about 1 mile of the coast. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Lydd Airport is about 3 miles from Dungeness. If your survey includes the drone, the Drone Safety Map is checked for restrictions first.
For any home in Dungeness, it’s the small, early fault that is cheapest to put right.

How it works
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Rural addresses near Dungeness can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- The Premium report reaches you the same day, and we go through it with you in person.
Before the survey
- Leave a clear route to the loft
- Dig out any old roof reports or invoices
- Buyers: confirm access with the estate agent or seller

Advice
Checking the roof from ground level
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
What we’re asked to look at in Dungeness
Some buyers want extra detail before they commit to a purchase. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which suits a purchase that’s moving quickly.
Signs worth acting on include:
- Areas of a flat roof that may hold water
- Cold spots on ceilings under the roof
- Thin or uneven insulation in the roof
- Damp around chimneys and parapets
Whether the property is in Dungeness itself or nearby, the inspection covers everything that’s safely in view, inside and out.
