Thermal roof survey in Dymchurch
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. You can ring 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. If you are worried about damp around roof outlets and upstands and leaks far from where the stain appears, a survey will tell you what’s going on, on insulated roof spaces, flat roofs and pitched roof slopes alike.
Older cottages and houses around Dymchurch may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Anything that looks like moisture is checked with a meter. Calm, dry weather suits both methods, so the date is set with the forecast in mind.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we cannot see
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- Clear results when the conditions on the day are poor
- Seeing water directly, as the camera shows temperature, not moisture
- What’s inside walls or under coverings, without opening up
If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Pitched roof slopes
- Insulated roof spaces
- Loft conversions
- Commercial roofs
- Ceilings below the roof
- Flat roofs
Drones, thermal imaging and Dymchurch roofs
Dymchurch is within about 1 mile of the coast, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Steep or complicated roofs are frequently hard to see from the ground, which is where close-up aerial shots and thermal images help.
If you look after a building such as Dymchurch Primary School, a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Peter and St Paul: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps. Westenhanger Castle lies about 4.5 miles north, so building around Dymchurch goes back a long way. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.
Dymchurch is about 4 miles south-west of Hythe, in Kent. We survey roofs in Dymchurch and the surrounding area across London and South East England. Dymchurch is one of the places in Kent where we work. There’s also a page for Canterbury.

Roof by roof
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.
Pitched slate and tile roofs
On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We combine the images with an inspection from the loft where there is safe access.
Practical tips
You do not need to be a roofer to help. What helps most:
- Keep a record of when stains appear
- File the images with your roof records
- Don’t climb onto the roof to look for leaks yourself
- Clear a path to the loft hatch before we arrive
The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Dymchurch: your questions answered
How do I find out if my home in Dymchurch is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Dymchurch in the area you cover?
Yes, Dymchurch is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.
Can thermal imaging show missing insulation?
The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Do I need to be at home?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.
Can you use a thermal camera on a sloping roof?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
How quickly is the report sent?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when booking.
What happens on the day
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. In a smaller place like Dymchurch, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- Patterns that stand out are checked with moisture readings.
- Each image is set beside a normal photo and explained in the report.
Before we arrive
- Have any questions written down, so nothing gets missed
- Make sure we can get to the back of the property
- Point out any leaks or damp patches

Advice
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
