About our thermal roof survey in Lympne

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. Common reasons to book are heat escaping through the roof and damp around chimneys and parapets, across commercial roofs, ceilings below the roof and loft conversions.

Villages like Lympne often stand in open country, where wind can be strong. A small drone can’t fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Practical tips

A little preparation and a few simple habits help. Our tips:

  • Don’t climb onto the roof to look for leaks yourself
  • Move stored items away from the loft hatch
  • Do not switch the heating off ahead of the visit
  • Note where damp appears and after what weather

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

How we price thermal roof surveys

A few things affect what a survey costs:

  • The height of the building and how the roof can be seen safely
  • Roof area
  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Any photos you have, taken from ground level or a window

Once you know what you need, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Common questions in Lympne

Is my home in Lympne listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Lympne?

Yes, Lympne is one of the places we work. The survey and report are the same in Lympne as anywhere else, and visits run on weekdays and weekends.

Does the weather affect a thermal survey?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast as you book.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. Where we can reach the loft safely, we check there too.

Does thermal imaging detect leaks directly?

Not directly. It shows temperature, and wet materials often behave differently from dry ones. We confirm what it suggests with moisture readings.

How much does a thermal roof survey cost?

It is part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How it works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Around Lympne, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Make sure pets are kept safely away
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

Flying and imaging in Lympne

The coast is about 2 miles or less from Lympne, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Lympne Church of England Primary School will know that a view from above covers a wide roof far faster than walking it. With Westenhanger Castle about 1.3 miles north, the area around Lympne has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. For an older house near a landmark such as Church of St Stephen, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Lympne is about 2 miles west of Hythe, in Kent. We cover Lympne and the rest of Kent, as part of our work across London and the South East. Our area takes in places right across Kent. For surveys nearby, see our Canterbury page.

Different roofs, different checks

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. Thermal images, checked with moisture readings, can help trace it.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

What a thermal roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Confirming water without moisture readings
  • Hidden layers that need to be opened up to check
  • Reliable images in rain, strong wind or on a wet roof surface

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
