About our roof survey in Dymchurch
Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey lead flashings, natural slate and clay and concrete tiles, and common reasons people get in touch are loose ridge or hip tiles and loose chimney pots.
In a smaller place like Dymchurch, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Your questions about roof surveys in Dymchurch
Is my home in Dymchurch listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Does being near the coast affect roofs in Dymchurch?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you test for asbestos?
No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Let us know your preferred days when you book.
What does a roof survey cost?
Our price is from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or use the contact form.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a report with photos and recommendations.
What a roof survey doesn’t cover
In fairness, there are limits to any roof survey:
- Defects hidden under coverings or inside walls without opening up
- A promise that the roof won’t leak in future
- Confirmation of asbestos in soffits or cement sheets
If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey before booking. The full list of what we check.
Roof types and parts we check
- Flat roofs
- The roof space
- Chimney stacks
- Ridges, hips and valleys
- Clay and concrete tiles
- Lead flashings
- Natural slate
Why get it checked now?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. In an older home around Dymchurch, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- Whether you choose the Basic, Standard or Premium Survey
- The shape of the roof and its details
- If the survey needs thermal imaging or a drone
- The size of the roof
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your roof before you book.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Your timetable, such as an exchange date
- The kind of building and roof involved
- The address and postcode of the property
- What made you get in touch

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Local roofs in Dymchurch
Dymchurch is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

What we do, step by step
The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at most homes, and more on a big or complicated roof. A visit to Dymchurch is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
Before we arrive
- Dig out any old roof reports or invoices
- Clear the way to the loft hatch
- Have any questions written down, so nothing gets missed

Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
