Roof survey in Berwick: what you get

We survey roofs in Berwick and across London and South East England. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, phone 07833 053749 or send us an email. We’re often asked to look into valley linings that have cracked or split and slipped, cracked or missing slates and tiles, on the roof space, clay and concrete tiles and natural slate.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Berwick questions

Do you survey roofs for landlords with property near Westenhanger station?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.

Is Berwick within the area you cover?

Yes, Berwick is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How do I book a survey in Berwick?

Simply call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the exact price before booking. To get a price, call 07833 053749 or email us.

Do you need a roof survey in Berwick?

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.

A survey can pick up problems such as:

  • Flashings that have come away from the wall
  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys
  • Ponding, splits or blisters on flat roofs

Historic houses such as Westenhanger Castle, about 0.9 miles north, show how far back building around Berwick goes. Older homes in the area may have roofs that need matching materials when work is done.

What’s in a roof survey

Landlord and commercial surveys in Berwick

We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

What affects the price in Berwick

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

Getting the details right at the start saves time. It’s useful to include:

  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Berwick, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • Point out any leaks or damp patches
  • Unlock side gates and any roof access doors
  • Keep pets in another room

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Include dormers, porches and garages when you book
  • Move stored items away from the loft hatch
  • Watch for slipped slates after bad weather
  • Do not climb onto the roof yourself

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

What a roof survey does not cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A full building survey of the property
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

Roof surveys around Berwick

Berwick is within about 2 miles of the coast, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a building such as Lympne Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Landlords with a home close to Westenhanger station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
